Land Development - Project Managed, Designed and Constructed

In order to address the complete requirements of our clients, J. Wyndham Prince has developed the Land Development capability to focus on the Civil Engineering and Project Management elements of a project. Throughout every project we maintain a focus on quality, compliance, ethics, timeliness, functionality and budget constraints.

We have the benefit of working 'in-house' with a number of multi-disciplinary teams. This is a particular strength of the company, and advantageous to the client as the design, traffic, roadwork, stormwater and environmental components of a project can be resourced internally, maximising efficiency and minimising costs and risk to the client. We can also act as part of a chosen team to suit the needs of private developers, Government authorities and councils.

Our Project Management service offers a complete package to our client's through the coordination of all activities of the project from acquisition through planning, design, construction and market release.

Our Civil Design service has over 30 years of experience in the preparation of civil design and construction documentation providing our clients with practical, cost effective solutions to meet their development and infrastructure needs. We can provide concept and detail design, masterplanning and lot layouts, landform and bulk earthworks design, visualisation models etc.

Our Contracts and Construction service has extensive experience in the tendering process and contract administration of civil engineering, infrastructure and services works. We can prepare tender documents, manage the tendering process, receive and assess tenders and make a recommendation to our client. We can prepare contract documents, administer the contract as the superintendent, being responsible for progress claims and adherence to programs.


Some of the core activities of the Land Development capability include:

Total Project Coordination - a "one-stop shop" from the inception of the project, through the development approval, construction approval, construction and land registration process. We can coordinate and liaise with all the relevant local and state regulatory and approval authorities. We can coordinate other team members and other project specialist consultants. We can prepare rezoning and development applications, secure construction designs and approvals, provide a management oversight of the construction works, secure subdivision certificate release from Council and processing of registration with the land titles office. As part of this service, we keep detailed breakdowns and summaries of the expenditures against the project, to ensure diligent overview of the budget is maintained at all times. This is of assistance to the developer as an independent reconciliation of expenditure.

Residential, Industrial, Commercial Developments - Although our history has been based upon the residential land development market, we have over many years been successfully expanding into the industrial and commercial land development market.

Urban Development Consultation and Advice - Professional and experienced advice in relation to the opportunities and constraints which a development opportunity may have. We can provide timely and cost effective alternatives and solutions that will assist in making a project viable.

Infrastructure Masterplanning - with the investigation of extensions or augmentation of water, sewer, gas, electrical and communication services to service the development, including opportunities and constraints that lead to a feasible and cost effective outcome.

Infrastructure Design for Construction - from the pre-determined masterplan layout for the extension or augmentation of water, sewer, gas, electrical and communication services, we can liaise with the project appointed services design consultant, to obtain detailed service designs and schedules for the works; obtain approvals for the construction of these new works, and once the works are complete, we can obtain the necessary compliance/clearance certificates from the relevant Authorities.

Due Diligence Studies - Completing background searches on land title, identify land development opportunities or constraints, coordinate and compile the necessary investigation reports, and prepare a development proposal which reflects the developer's intentions. We can provide options of cost for the acquisition and expected development works.

Contract Administration - we can manage the tender preparation and the processes associated with the calling of tenders, for civil, services, residential, commercial and industry developments. We can prepare the relevant contract documents, and arrange their execution. We can undertake the role of contract administrator or contract superintendent, which includes site meetings, assessment of progress claims, and monitoring of the works to ensure time and cost compliance.

Subdivision design - for the residential, commercial and industry subdivision we can produce balanced engineering outcomes such as roads, drainage and land form profiles. These will consider overall staging of the works and a need to balance earthworks.

Lot layout planning - from our experience and the needs of the land development industry, we can produce logical and efficient development layout plans for the project. These will consider such aspects as, access and egress of the development, solar access, flooding and drainage constraints, market desired lot size and yield, servicing opportunities and constraints and the overall topography of the site.

Terrain modelling, land form and bulk earthworks design - we can produce 3D terrain models of the existing ground conditions and the proposed development layouts. This is critical to the success of the development as a clear understanding of the end produce will ensure efficient design and construction of the works. Key to this is the understanding of the bulk earthworks strategy, which may include the proper handling of saline soils. This can be accurately mapped and costed.

Lot benching and retaining wall design - for a slab or slope housing lot, we can design and detail the finished levels for any residential, commercial or industry building pad. Proper consideration of site topography will result that most cost effective construction outcome. Where there are significant height differences between the pads, we can design and document retaining wall systems.

Road and stormwater drainage design - as part of the residential, commercial and industrial development, we can provide efficient road and stormwater drainage designs, that comply with the relevant design and construction criteria.

Car park design - shopping, community venues, small or large facilities, we can provide concept and detailed design documentation of the cost effective construction of a carpark area. This included providing optimal parking layout and movement of vehicles through the carpark in order to minimise the extent of the carpark and thus reduce construction costs.

Culvert and bridge design - for the crossing of watercourses or natural streams, we can provide optimised and cost effective culvert or bridge crossing, be it for concept planning or detailed design and documentation.

Sporting field design - for the detailed orientation and setout of playing fields, for local sports clubs or Councils. We can provide detailed earthworks, drainage, subsoil drainage, ground materials profiles, irrigation and lighting facilities.

Riparian corridor determination, design, and maintenance manuals - working closely with the relevant parties, including authorities, we can map out the extent of any riparian corridor opportunity and constraints, and overlay these onto the drainage corridor requirements and overall development layout plan. We can produce detailed design documentation to create the riparian corridor profile, for flow and environmental regimes. We can prepare establishment and maintenance manuals that will assist in the short term establishment of the riparian corridor and ensure its longevity.

Urban stream restoration - as part of the rehabilitation of a natural stream or watercourse, there is a need to restore the stream profile in an environmental manner, to remove areas of erosion, and to protect and stabilize the stream system for the future.
